EPC

Every property being placed on the market for Letting or Sale must hold a valid EPC (Energy Performance Certificate.)

An EPC presents the Assessor’s findings using a traffic light system, scoring the property between A – G, with A being the highest rate of energy efficiency.

From April 2018 the law has required the EPC to show a minimum rating of E for all new tenancies. Since April 2020 this has been modified to include all existing tenancies.

The EPC report provides the prospective tenant/buyer with an accurate representation of the property’s energy efficiency. Any recommendations required are also included to guide towards works which could improve the property’s efficiency.

An EPC is valid for 10 years, and can be used multiple times within this period.

The SmartLet Domestic energy assessor is fully qualified and accredited.

EPC’s are lodged with the government EPC register within 24hours of completion, and copy of the certificate provided.
